Why Do Pavers Sink (and How to Prevent It)

Pavers almost never sink because of the pavers themselves. They sink because of what is underneath: an aggregate base that was too thin, not compacted properly, or undermined by water. In the Lowcountry’s sandy soil and heavy rain, a base or drainage shortcut shows up as settling within a year or two.

A sunken paver is a symptom, not a disease. By the time the surface dips, something below it has already failed — and if you reset the paver without finding out what, it will sink again. After years of building and repairing hardscapes across the Lowcountry, almost every case we see traces back to one of the causes below. The good news: every one of them is preventable.

The Real Causes

1. A base that is too thin

The compacted crushed-stone base is what actually carries the load and spreads it to the soil below. CMHA’s published minimums are about 4 inches of compacted base for walkways and patios and 6 inches for residential driveways — and more over poor soil. When a base is built thinner than that, or skipped entirely in favor of laying pavers on sand or dirt, it cannot distribute weight and it consolidates downward. 2. Not enough compaction

A plate compactor only fully densifies the top 2 to 3 inches of stone at a time. A crew that dumps 6 inches of base and runs the compactor once compacts the top and leaves the bottom loose — and that loose layer slowly consolidates under traffic, taking the surface down with it. The base has to be placed and compacted in lifts, with the subgrade compacted first.

3. Over-thick or washed-out bedding sand

The bedding layer between base and pavers should be a thin, uniform course — about 1 inch. Make it too thick and the sand itself becomes a soft, compressible layer that ruts unevenly. Let water run through it and the sand migrates, leaving voids the pavers drop into. The bedding sand is a setting bed, never a way to smooth over a lumpy base.

4. Missing or failed edge restraint

Pavers work by interlock — they brace against each other, and edge restraint holds the whole field together. Without it, pavers spread outward under load, joints open, interlock is lost, and the perimeter pavers tip and dip. Edge restraint has to sit on the compacted base, with the base extended 6 to 12 inches beyond the paver edge, or the restraint itself moves.

5. Poor drainage eroding the base

Moving water is the number-one enemy of a flexible pavement. Water that gets under the pavers — from a grade that pitches the wrong way, a downspout, or a missing edge — washes the fines and bedding sand out of the base, creating voids the pavers collapse into. That is exactly why sinking so often shows up at edges and near downspouts.

6. Expansive clay or weak subgrade

Some subsoils swell when wet and shrink when dry, or are simply too soft to carry load. They move, and the pavement moves with them. Fine clay and silt can also migrate up into the stone base and foul it. The fix is to excavate to stable soil, add a geotextile separation fabric between subgrade and base, and increase base depth.

7. Roots, erosion, and loose edge backfill

Growing tree roots lift and tilt sections from below; erosion along an unrestrained edge undercuts the base; and loose, uncompacted backfill alongside the pavement gives the edge nothing to lean on, so edge pavers settle first. Each is a slower failure, but a real one.

Why It Happens Faster in the Lowcountry

Our region stacks the deck against shortcuts. Coastal soils are largely marine sand — they drain fast but offer minimal structural support, so the load-carrying job falls almost entirely on the aggregate base. Much of the area also sits on poorly drained soils with clay layers and a high water table, meaning water sits close to the bottom of the excavation. Add more than 49 inches of annual rain and intense downpours, and you get the perfect mechanism for sinking: water moving through loose sand pulls fines out of an under-built base while a high water table keeps the subgrade soft. A “good enough” base that might survive in dry, firm clay elsewhere settles here — which is why local best practice is to excavate deeper, use geotextile, and design drainage in from the start.

How It Gets Fixed

Diagnose the cause first. A single low paver over a void is a very different problem than a whole section riding a failing base. If the base underneath is still sound, the fix is a lift-and-reset — pull the pavers, re-screed the bedding to grade, fill and compact any voids, relay and re-sand. If the base itself failed — too thin, never compacted in lifts, contaminated with fines, or eroded by water — it needs a full rebuild: remove pavers, bedding, and base, excavate to stable subgrade, add separation fabric and drainage as needed, and rebuild the base correctly in lifts. Frequently Asked Questions

Why is one paver sinking by itself?

A single sinking paver usually sits over a localized void — bedding sand that washed out, or a soft spot in the base. If the surrounding base is still solid, it is typically a straightforward lift-and-reset rather than a rebuild.

Can sunken pavers be fixed?

Yes. If the base underneath is sound, the pavers are lifted, the bedding layer is brought back to grade, and they are reset and re-sanded. If the base itself failed, that section needs to be rebuilt — but the pavers themselves are almost always reusable.

How do I stop pavers from sinking?

It is decided before the first paver is laid: an adequate base depth for the use, compaction in lifts, a thin uniform bedding course, solid edge restraint sitting on the base, and positive drainage away from structures. In sandy coastal soil, add geotextile fabric and extra excavation depth.

Is sinking covered by warranty?

It depends on the contractor’s workmanship warranty and the cause. Settling from a base or installation defect is typically a workmanship issue; movement from a documented act of nature, neglected drainage, or homeowner alterations often is not. Always get the warranty terms in writing.

Why do pavers sink near downspouts and edges?

Both are where concentrated water attacks the base. A downspout dumps a high volume in one spot, washing out the fines and bedding sand; edges are the weak point where, without restraint and compacted backfill, water erodes the base and pavers tip outward. Manage downspouts and protect edges.

Does adding more sand fix a sinking paver?

No — it is a temporary patch. Extra sand creates a thick, compressible layer that re-settles under load. The lasting fix is to address the cause (a void, a failed base, or drainage) and then reset the paver on a correct 1-inch bedding course.

How long should a properly built paver patio last?

Built to spec on a sound, well-drained base, a paver patio lasts decades with nothing more than periodic joint-sand top-ups. Premature sinking is a sign of a base or drainage shortcut, not normal wear.
